The starboard transmission was rebuilt in 2021 and the port transmission was serviced and the same time and found in good condition.
Access to the engine room is through a hatch from the galley area and there are large deck hatches in the saloon if needed for service or equipment replacement in the future.
The port engine cooler was replaced in 2019.
The two AGM house batteries were replaced in 2019
Both exhaust elbows were replaced in 2020
The Inverter/battery charger is a ProTech 1230
The cabin lights are LED throughout
There is a water maker in the engine room but it has not been used for at least 3 years.

The CHB 45 Trawler has a reputation as a good sea boat. Upper and lower helm stations, plus port and starboard side doors.
Access to the bridge deck is through an interior set of stairs making it easy to move to the flybridge in heavy weather.
The FRP construction of the hull and deck is considered heavy. Vessels of this age built in Taiwan are considered to have over-built hull thickness. Decks are cored and the gel coat on this vessel is in good to excellent condition.
The last survey stated that there were various blisters along the hull's wetted surface. Random percussion hammer testing was made on the hull bottom and showed no evidence of any delamination. There was no major concern about the blisters but they should be monitored while performing future haul outs for bottom paint and service.

Entering the interior of the vessel can be from the swim step to the side decks and then through port or starboard saloon sliding doors, or from the cockpit to the sun deck to the interior companionway stairs.
The lower helm is just inside the starboard saloon door with a built-in sofa to port and a breakfast bar forward.
The galley is forward and down, and has a three year old refrigerator, double sink and a three burner stove with oven. There is a combination Microwave / Convection Air oven.
To starboard of the galley is the 3rd stateroom with upper and lower berths plus access to the forward head through its own door.
Moving forward to the guest stateroom you find oversized upper and lower berths with access to the forward head.
Moving aft through the saloon is the companionway to the master stateroom. In the companionway is a large locker that could be used for a washer/dryer (not currently installed).
Entering the owners' stateroom, the queen-sized berth is on center with storage to starboard and a vanity with storage to port. The head door is forward to port with a separate shower inside to the right.
Moving back to the saloon the interior stairs to the bridge deck is aft to starboard and stairs to the fly bridge are just to port. The flybridge has seating to port and starboard with additional seats next to the centerline helm.

The CHB 45 was one of the most popular CHB models built. Usually referred to as a tri-cabin, this boat has an additional forward stateroom with upper and lower berths, and the forward (guest) stateroom also has upper and lower berths. So it will accommodate many people. The aft or master stateroom has the usual queen centerline berth and head with separate shower.
Another positive design feature is the large flybridge area plus a bridge deck area aft of the flybridge. The step down from the bridge deck provides easy access to the swim step for boarding .
The engine room access is also special. A lift-up set of stairs from the galley gets you into the engine room without moving furniture to open a deck hatch. A full walk around deck makes it easy to set fenders and move fore and aft while docking.
This is a great family boat with the separate single berths and a lot of upper deck space.
Moorage is available on Lake Union and this vessel has been in fresh water for the past several years.
